Elevated at the rear catching the ocean breeze on the large private outdoor deck with views to the ocean out from the Rip (Port Phillip Bay entrance). Watch the ships coming and going throughout the day and they are a magestic sight lite up at night.

Upstairs the home comprises the main Lounge room and features a luxury chocolate leather chase lounge, new digital TV and DVD/VCR player. Modern new fully equipped kitchen with a walk in pantry, microwave, large fridge and dishwasher. Family/Dining area with Wood Fire, magazines, books, board games and local information to help you enjoy your stay. Then out onto the private elevated outdoor deck at the rear with a gas BBQ and outdoor setting to sit and watch the ships coming in and out of the Rip. Separate laundry with a washing machine, iron and ironing board. There are 3 Bedrooms upstairs, all have built in robes.

The internal stairway takes you downstairs to the Rumpus room with a Queen Bed, 2nd Living area, TV and Lounge suite. There is also a powder room with a vanity & toilet and a 2nd outdoor area and setting shaded by the Deck. This area provides a cool retreat on those hot summer days or a quiet spot to get away from it all.

There is direct access to the double undercover garage from the rumpus room.

The rear yard is fully fenced and has a lawn area and a basketball ring.

Heating & Cooling:
The house is well equipped for Summer & Winter with 2 split system Airconditioners in the upstairs living areas and 2 Rinnai Gas Heaters one in the lounge and one downstairs in the rumpus room. There is also a wood fire in the Family/Dining area, so its warm and cosy in the winter. For the hot days over summer we also provide 2 portable fans for the upstairs bedrooms. As the house is elevated it is generally quite pleasant as it catches the ocean breeze.

If its a Beach Holiday then Ocean Grove is the place to be, with a great family beach including Lifeguards patrolling over the summer holidays. From the house there's easy access a couple minutes drive down to the main beach at the local surf lifesaving club where you can also enjoy breakfast, coffee, lunch or dinner at the Dunes cafe overlooking the main beach.
Its 500 metres (10 min walk) down to the local beach for a stroll along the sand or a brisk walk along the many walking paths over and around the dunes.
You can walk to either of the Shopping Centre's its about 1km either way. The Main Ocean Grove shopping centre in The Terrace takes about 15 mins and you can enjoy the fabulous ocean views along the way. The Terrace has many small specialty shops and a variety of eating places as well as a Coles supermarket. Or its an easy walk in the opposite direction to the Ocean Grove Marketplace Shopping Centre on Shell Road. The Marketplace offers easier access & parking and has a variety of takeaway options, Newsagent, Butcher, Chemist, Movie hire and a Safeway supermarket.
The Mex Restaurant is located nearby at the corner of Shell & Grubb Rds. The new Bellarine Aquatic Centre & local tennis courts are located at Surfside Community Centre just around the corner from the house.
If you enjoy markets there are local markets on various Sundays in Ocean Grove, Point Lonsdale & Queenscliffe. Bring your fishing rods or golf sticks and head down to the Barwon River 5mins drive, to throw in a line or play a round of golf at the 12 hole course. The walking paths here stretch right along the river edge and across the famous Barwon Heads bridge. The new 13th Beach Golf course at Barwon Heads offers a full 18 hole course.
There are many other local attractions to explore and a day trip on the Sorrento car ferry from Queenscliff is a real treat. There is a Maze and Mini Golf as well as the Bellarine Water Adventure Park at Wallington, just down the road, and many interesting shops to brouse through at Queenscliffe
